The presentation showcases the transformation of a 517-metre tower, originally stalled at the 29th floor in 2010 - into a modern, and elegant residential development. Appointed in 2023, WSP led the engineering redesign, reimagining the structure as a branded residential tower while retaining and strengthening the existing basements and foundations. A lean lateral stability system, advance wind engineering and remedial and forensic works on the existing structure were some of key factors that led to the repurposing of this building.
Designing a supertall tower within the constraints of existing structure required innovative thinking and advance engineering. Composite structure design and connection details were meticulously studied, employing latest finite-element analysis tools. Long term effects on structure along with constructability were studied to fine tune the design and installation of the heavy steel outrigger trusses. Due to is unique complexities, the project demanded tight coordination between WSP, architect Woods Bagot, and specialist consultants.
The revised design increased saleable area by 9% and raised the unit count from 175 to 250, enhancing both commercial value and architectural flexibility. The reuse of the existing structure was pivotal in saving 40% embodied carbon as compared to the conventional construction practice.

Zaher Hadow is head of structures with WSP Middle East. He has around 25 years of experience. He is leading a team of 150 engineers and designers in UAE and India. He has led many iconic high-rise buildings, hospitality and commercial projects. Some of these have shaped the skyline of Dubai. He is passionate about tall building design and has vast experience in gulf region including UAE, Qatar, KSA & Iraq.
Mayank Thepadia
Associate Director Structures - WSP Middle East
Mayank Thepadia is an Associate Director with WSP Middle East. He has around 15 years of experience in structural design of complex wide range of building projects, including commercial, hospitality, residential, and retail buildings. He has particular interest in design of tall towers. He has worked on tall building design in UAE, KSA, India and USA.
