The Employer Assisted Housing course deals with the fact that home ownership is out of reach for a large portion of the workforce. Teachers, emergency personnel, retail clerks, hospitality staff and office employees often cannot afford to live near their places of work or are uninformed about the range of home ownership options available to them. In addition, some businesses face recruitment and retention challenges.
The main focus of the Employer Assisted Housing™ class is to provide information and tools so Real Estate Professionals can reach out to local employers to help them establish employer assisted housing benefit programs which is a benefit to employers to help their employees’ potential to purchase their own homes.
Employer-assisted housing (EAH) is an employer-based benefit that helps employees move beyond the most common homeownership hurdles enabling them to purchase a home, often within neighborhoods located near the workplace.
Employer-Assisted Housing class focuses on how to work with local employers to discuss employer-assisted housing, EAH’s benefits and three options (homebuyer and homeownership workshops, one-on-one counseling and financial assistance) employers can implement to help their employees become homeowners or afford a home close to work.
The four-hour EAH class presents an overview of employer-assisted housing including the three EAH benefit options employers can implement with your assistance:
1. Homebuyer & Homeownership Education: Professionals conduct homebuyer and homeownership workshops at the workplace in partnership with a non-profit organization and/or lender. When employees learn about the home-buying process and that they may be able to purchase a new home, new markets of opportunity open for you.
2. One-on-One Counseling: Professionals create relationships with local housing non-profit organizations who can offer counseling to employees either at the workplace or off-site.
3. Financial Assistance: Professionals, and their partners, review with the employer the variety of financial assistance options that they can offer to their employees to purchase a home including grants, loans and matching savings
The EAH Class also teaches participants how to form an action plan to implement an EAH program locally. The action plan includes conducting research on a community; creating a team with lenders and non-profit housing organizations; identifying and contacting employers; and meeting with the employer. Basically, this class can be used to help expand your client base; gain referrals; increase your name recognition; and strengthen & revitalize your community. If this is isn’t enough, this is also one of the only courses that teaches real estate professionals how to build this model to sell.
